Grade A Office Space in Kuala Lumpur: Complete Guide
Last updated: 9 August 2026 · 24 Grade A buildings in our directory
"Grade A" isn't a certified rating in Malaysia, there's no single body that stamps a building A, B, or C. It's a market convention: column-free floor plates, modern M&E systems, professional facilities management, and, in practice, asking rents above roughly RM7.00 psf/month. We track 24 buildings that meet that bar out of 211 in our directory, with Grade A rents running RM 7.50 to RM 17.00 psf, averaging around RM 9.10 psf.
What actually defines Grade A here
Four things, in practice: column-free or largely column-free floor plates that give a designer flexibility, modern mechanical and electrical systems (air conditioning, lifts, power capacity) able to support a dense, tech-heavy office, on-site or professional facilities management rather than an absent landlord, and a newer build, most Grade A stock in this market was completed within the last 10 to 15 years. Older buildings can still be well-run and well-located; they're just not usually described as Grade A.
Where the Grade A stock actually is
KLCC and TRX carry the bulk of it, being the newest and most prestigious precincts in the city. Some Grade A buildings also exist in KL Sentral and Bangsar South.

Is it worth the premium?
Depends what the building needs to do for you. It earns its keep when the address and building quality do real work: client-facing meetings, regional HQ status, or attracting talent who weigh where they'll be working. A back-office team with no visitors rarely needs to pay the premium, and a well-run standard building can free up budget better spent elsewhere, fit-out, headcount, or simply a longer runway.
