Best Areas to Rent Office Space in Kuala Lumpur

Last updated: 8 August 2026 · based on 211 buildings across 13 areas in our directory

Kuala Lumpur doesn't have one office market, it has a dozen small ones, and they price very differently. A city-centre tower in KLCC can cost three to four times more per square foot than a comparable building twenty minutes away in Petaling Jaya or Ampang. Before you start viewing units, it's worth knowing which part of KL actually fits your budget and how your team works.

We pulled the numbers below directly from our own directory of 211 Kuala Lumpur buildings, so the ranges reflect real listed rents, not general market commentary.

Figures are asking rates from our live directory and change as buildings are added. "Rent from" is the lowest listed psf rate in that area, not an average.

KLCC

Best for: Prestige address, HQ and MNC offices

The city's tallest towers and its most recognisable skyline sit here. Rent runs highest in KL, but so does the address value if you're meeting clients or hiring senior talent who expect a downtown office.

90 buildings in our directory from RM 3.50 psf. See KLCC listings.

KL Sentral

Best for: Transit-first teams, easy access for staff and clients

Built around the city's main transport interchange, so it's the easiest area in KL to reach by train from almost anywhere. A strong pick if your team commutes or you host visitors who fly in.

15 buildings in our directory from RM 3.90 psf. See KL Sentral listings.

Bangsar / Bangsar South

Best for: Creative, tech and lifestyle-focused companies

A relaxed, cafe-and-restaurant-dense neighbourhood that's popular with agencies, media and tech firms who want a less corporate feel without leaving the city centre.

33 buildings in our directory from RM 2.90 psf. See Bangsar / Bangsar South listings.

Mid Valley City

Best for: Teams that want a mall, gym and transit link on-site

Office towers built directly onto one of KL's biggest shopping malls, so lunch, banking, and errands are a lift ride away. Good middle ground on price for a well-connected location.

22 buildings in our directory from RM 2.90 psf. See Mid Valley City listings.

Damansara Heights

Best for: Established corporates, law and finance firms

A long-standing corporate address just west of the city centre, with a lower-density, more residential feel than KLCC. Popular with law firms, professional services and family offices.

17 buildings in our directory from RM 3.00 psf. See Damansara Heights listings.

TRX

Best for: Newest towers, financial services

Tun Razak Exchange is Kuala Lumpur's newest financial district, built from scratch with brand-new supertall towers. Expect premium specifications and premium pricing, similar to KLCC.

27 buildings in our directory from RM 3.50 psf. See TRX listings.

Mont Kiara

Best for: International teams, companies near international schools

An affluent, expatriate-heavy suburb with several international schools nearby, which matters if you're relocating staff with families. Smaller building stock, mid-range pricing.

10 buildings in our directory from RM 3.00 psf. See Mont Kiara listings.

TTDI

Best for: Small teams wanting a quieter, low-key location

Taman Tun Dr Ismail is a mature, leafy residential area with a growing number of small office buildings. Quieter and more affordable than the city centre, with a loyal local business community.

17 buildings in our directory from RM 2.50 psf. See TTDI listings.

Ampang

Best for: Budget-conscious teams that still want to be near KLCC

Runs along the Jalan Ampang corridor toward KLCC, so you get proximity to the city centre without city-centre pricing. A practical option if location matters but the budget is tight.

22 buildings in our directory from RM 3.50 psf. See Ampang listings.

Wangsa Maju / Setapak

Best for: The most affordable end of the market

A northern KL suburb with some of the lowest rents in our directory. Best suited to back-office functions or teams that don't need a city-centre-facing address.

10 buildings in our directory from RM 1.49 psf. See Wangsa Maju / Setapak listings.

Petaling Jaya

Best for: Cost-conscious teams, regional HQs

KL's largest satellite business hub, with a much bigger and more varied building stock than the city centre. Rents are noticeably lower, and it's still well within reach of KL by car.

29 buildings in our directory from RM 2.00 psf. See Petaling Jaya listings.

Cyberjaya

Best for: MSC Malaysia Status companies, tech and BPO operations

Purpose-built as Malaysia's technology hub, with the highest concentration of MSC Malaysia Cybercentre buildings in our directory. The default choice if MSC Status is part of your plan.

19 buildings in our directory from RM 2.50 psf. See Cyberjaya listings.

Putrajaya

Best for: Companies working closely with government agencies

Malaysia's federal administrative capital. Mostly relevant if your business deals directly with government ministries and agencies based there, less so as a general commercial address.

19 buildings in our directory from RM 3.75 psf. See Putrajaya listings.

How to actually choose

In practice, most companies weigh three things against each other: how much of a premium the address is worth to you, how far your team is willing to commute, and whether you need MSC Malaysia Status. If MSC Status is a requirement, start with our MSC-status buildings guide rather than the area alone, since certified buildings are concentrated in specific precincts. If you're not sure what you can afford yet, run your headcount through the rent calculator first, it'll estimate a monthly cost before you start comparing areas.

Frequently asked questions

What is the best area to rent office space in Kuala Lumpur?

There isn't one universal best area, it depends on your budget and priorities. KLCC and TRX suit companies that need a prestige downtown address. Bangsar and TTDI suit smaller, lifestyle-focused teams. Petaling Jaya and Ampang offer significantly lower rent while staying close to the city. Cyberjaya is the clear choice if MSC Malaysia Status matters to your business.

Which area in Kuala Lumpur has the cheapest office rent?

Based on our directory, Wangsa Maju/Setapak and Petaling Jaya consistently have the lowest asking rents, often under RM3.00 psf/month for older buildings. Ampang, TTDI and Damansara Heights also run cheaper than the KLCC/TRX city centre.

Where should a startup or small team rent office space in KL?

Startups and small teams usually get the best value in Bangsar, TTDI, or Ampang, close enough to the city centre for client meetings and hiring, but well below KLCC pricing. Co-working spaces in these areas are also worth comparing against a traditional lease for teams under 15 people.

What is the Golden Triangle in Kuala Lumpur?

The Golden Triangle is the informal name for KL's central business core, roughly covering KLCC, Bukit Bintang, and Raja Chulan. It's the city's most expensive and most prestigious commercial area. TRX, immediately adjacent, has emerged as a newer extension of this same central district.
